Road Town, British Virgin Islands – [12/2/25] — Africa Energy Fund BVI (AEF-BVI), in partnership with the Ndeipi Foundation, today announced the launch of a landmark real-estate tokenization initiative for a 12.85-hectare land parcel located within one of Zimbabwe’s most strategic Tourism Special Economic Zones (SEZs).
The project introduces a groundbreaking financing model designed to unlock USD 100 million in global investment by tokenizing the development rights of the land into 100 million digital tokens, enabling investors worldwide to participate in the creation of Zimbabwe’s first tokenized Hotel, Casino, Resort, and Smart City.
This initiative redefines how African real estate, infrastructure, and tourism projects can be funded — without landowners having to sell their land.
Tokenizing 12.85 Hectares Into a Global Investment Vehicle
AEF-BVI will mint 100,000,000 digital tokens, each representing:
- Economic rights to the land
- Participation in future development value
- Upside from the smart city’s growth
- Access to future revenues from the hotel, resort, and casino
Early token buyers will receive discounted access, with the first USD 8 million raised used to secure full development rights and compensate landowners, ensuring the land remains in local ownership while unlocking global capital.
Through this model:
- The land is NOT sold
- The landowners retain long-term wealth
- AEF-BVI raises the global financing
- The Ndeipi Foundation oversees sustainable development and community impact
A Major Tourism Catalyst: Hotel, Casino, Resort, Smart City
The capital raised will fund the construction of Phase 1 and Phase 2 components:
Hospitality & Entertainment
- A world-class 4–5 star hotel
- A modern casino and entertainment complex
- A luxury resort and spa campus
Smart City Infrastructure
- Residential villas, apartments, and commercial retail blocks
- A fintech and AI district managed by the Ndeipi Foundation
- A fiber-backed digital grid and mini-data center
- Solar-powered micro-grid and battery storage
- Roads, water, sanitation, and public-space infrastructure
This development is positioned to become a major continental tourism destination, especially with Zimbabwe co-hosting the Cricket Junior World Cup and future international sporting events.
